Two to three hundred thousand is a 20 per cent down payment in Santa Cruz.

Unless you want to get close to the beach, and then that will cost you some big bucks.

Maybe a shanty in the mountains with a slippery road.

Even the mobile home parks with manufactured homes are going up, but there, you might still find 200 to 250 dollars per square foot for a manufactured home in an owner occupied mobile home park.  The ancient trailers would be a bit less.

For standard housing with any kind of size and a two car garage, expensivo.  You hear about people moving away all the time, even people who have lived here a long time, because it has gotten so expensive.

Two bedroom condo's with a one car garage are over $400k in Santa Cruz,
Capitola, Aptos, etc.  Nice ones are almost $500k. Unbelievable but true.

You can thank Google, Facebook, and Apple right over the hill
and the spillover from them.

Yeah yeah, we've got great weather, redwoods, etc. etc. but while
most real estate across the country is below the 2005-2006 highs,
it is actually quite a bit higher here - wacko!  Its the nearby tech
that kept the area high and pushed it even higher.  Having UCSC
expand has pushed rents sky high too.

Maybe look down in Watsonville or further south (Seaside) for lower
prices.
