I wouldn't stay at Newport Dunes for any reason.  That's very near my house and I hate that place.  Tourist central, snack bars, beach games, paddle boat rentals.  Thanks for looking into that, though.  Who knows, I might even park in a KMart parking lot or rent a space monthly at a trailer park, or park at a church I know of, or...?  Maybe my idea would not work out in SoCal, where every inch of real estate is in demand.

I also thought of renting my house out on a weekly basis with the stipulation that I park my Sprinter in the garage every night.  Still in the dreaming stage

There is a lot of that in Santa Cruz....the landlord rents out his house, but lives in the garage or in a trailer or motorhome in the driveway.

I would just be concerned that you could burn yourself out dealing with getting places for your RV unless you could get a long term rental.

Could you live with the relatives you take care of...or park there?

My parents stayed at this RV park for a little over a year. They had rented their house in San Clemente to a family while they RV'd the US, Canada, and Mex. The people said they only needed it for 1 year, but the home they were buying wasn't built yet. So my parents found this little fairly clean RV park in Oceanside just steps from the beach. They liked the place. Just left their RV there parked, and drove their cars. My dad walked on the beach every morning. You can walk to the pier and train station too. My dad said it was pretty cheap, and my dad is cheap. Great little surf spot right there by the harbor mouth. Ask Ralph. 18 minutes to SanO. Buy a cheap trailer, I'll move it for you. I've got a truck that can pull a big trailer.

I don't have to take daily care of them yet, but that will probably happen soon.  Unfortunately, they live about 60 miles from me, straight inland.  They would be glad to have me, but it's too far from the beach.

Dang, that's worth considering.  I know that spot just south of the harbor, never surfed there, but it looks like some pretty sweet waves.  Unfortunately, the school I teach at is in Huntington Beach so Oside is too far to commute.  Maybe I can find a teaching gig down there.

A close friend of ours teaches for home school kids. I think it's run through some charter school system. She has kids from Oceanside to Huntington, and as far as Murrieta. She just meets the kids and parents every other week at Starbucks or some restaurants and goes over their online classes, homework and test results. Super flexible hours and more surf time!
I teach part time in Costa Mesa. Another part timer I work with commutes from Oceanside every other day. He also teaches in Huntington on alternate evenings.

I might be interested in that.  Unfortunately, I'm obligated in a contract for this year, but next year who knows?

Zoo,

My wife looked at the same kind of teaching that TallDude mentioned and has a little info on it. If you feel like connecting with her, I'm sure she'd be happy to talk about it.

A friend of mine was working on the San Onofre cleanup and camped at San Mateo Campground near there, you might want to check it out.

One thing to think about is maybe getting a small camping trailer rather than a van. I camped in vans for many years but now have changed to a small trailer. There are advantages of both but with a trailer, you can drive away in your vehicle without breaking down camp. The disadvantage is you can't free camp in a Kay mart parking lot.  Trailers are cheaper to buy and maintain, you could get a new fully equipped model from mid teen to low 20s and probably tow it with your current vehicle or most small SUVs.

Way cheaper than that. We sold our 2005 27'  5th wheel for $10K with the hitch. It was still in great shape. I put a good mattress in it. It was our guest house when family visited.

Here's a sample of what you could expect. https://inlandempire.craigslist.org/rvs/d/2005-prowler-by-fleewood/6328511207.html

I say  buy a used motor home   find a long term spot to camp. make reservations for the really good places like  Cardiff reef,   and  surf work surf work . You would be living the dream..  My dilemma  is similar wife wants to move out of SouthernCA  but my business is here  and finally making a little money but rent is os expensive and houses so expensive  I can't buy unless I bite the - take a bullet   pay tons of money in taxes and then try to qualify  for maybe an FHA.  or move 60 miles inland and try for a USDA loan.  I can't stand the heat...

As you all probably know I'm building a new surfmobile from a 1978 GMC that was customized from 2004 to 2006. As I tear into it I'm finding two things: 1. GMC built an amazing piece of machinery. I've haven't seen any modern Moho that can match it for structural integrity. 2. People who do modern "customs" are fucking butchers. I'm willing to cut a few corners, but holy crap. I do better work than the pros when I'm drunk and tired. Folded corrugated cardboard for shims? I took the inner fender liners out today. One side was held in with three Phillips head wood screws and one self-tapping screw tapped into the air. The other side had NO screws. The inner fender was held in by the springiness of the material. Really??

So I'd say crawl all over anything you think of buying. Make sure you can live with what you see. I've filled an 8 by 28-foot trailer with the insides of mine. The deeper I looked the more intolerant I got.

Great advice, PB.  I appreciate the wisdom of experience at that sort of thing because I will go into my surf camper/wagon build with very little experience.

Oh, by the way, if I bought you a whole bunch of beer, would you be willing to get drunk and tired and then build mine out for me? :)
